Built for How Real Estate Runs
Follow one property, Unit 4B, from first listing to owner statement. Each stage below is what the system actually does with it.

Real Estate ERP Consulting: One System for the Whole Portfolio
Real estate ERP is one system that runs listings, leases, tenants, maintenance and accounting from a single record, so rent invoices generate from lease terms, costs land on the right unit, and owner statements come from live figures rather than month-end spreadsheets.
Most property teams already run something. Yardi, MRI, AppFolio and Buildium on the management side; NetSuite or Sage Intacct where finance leads and property is one entity among several. Most of our work is on Odoo, and we also implement Sage, NetSuite and Microsoft Dynamics. We will say plainly when one of those, or a specialist property platform, is the better fit for your portfolio. When it is not, we migrate you off it, connect to it, or replace it. Already on NetSuite? Read our Odoo vs NetSuite comparison.

Challenges Facing the Real Estate Industry
Systems that disagree
Listings in one tool, leases in another, the ledger in a third. A tenant asks a simple question and gets three answers.
Leases that slip
Renewals, escalations and payment schedules tracked by memory and calendar reminders. One missed date is lost revenue.
Maintenance nobody can trace
Requests arrive by phone, text and email, then get forgotten, with no record of which unit they belonged to.
Rent chased by hand
Invoices raised manually, late rent caught too late, deposits tracked on a spreadsheet nobody reconciles.
Enquiries going cold
Leads arrive from portals, the website and referrals, then sit in an inbox with no owner and no next step.
Owners asking for numbers you cannot produce
Occupancy, net operating income and per-property profit get rebuilt in a spreadsheet every month before anyone can answer.
Features Built for Real Estate
Every Unit, Every Tenant, Every Owner
Five ways a connected system pays for itself across a real estate portfolio.
Instant response to enquiries: every lead is captured, assigned, and answered before a competitor gets there.
Renewals never slip: lease expiry reminders trigger renewal offers before units go vacant.

One record per unit: specs, photos, contracts, tenants, and history, with no duplicate spreadsheets.
Live availability: your website and agents always show what is actually free, priced correctly.

Rent invoices on autopilot: recurring invoices generate from the lease terms, with no manual runs.
Late rent chased automatically: reminder sequences and aging reports keep overdue rent visible.

Every issue is a ticket: tenant requests logged with photos, priority, and the exact unit.
Costs land on the property: parts and labor book to the unit, so per-property P&L is real.

Occupancy & NOI live: see vacancy, net operating income and pipeline across the whole portfolio.
Owner statements in clicks: income, expenses, and management fees per owner, ready to send.

How It Works, Your Path to Go-Live
A proven implementation path that gets your portfolio onto the system you choose without disrupting a single lease.
Discovery & process audit
We map how you list, lease, bill and maintain today: properties, tenants, owners, and the tools holding them.
Solution design
We blueprint the setup: modules, lease structures, commission rules, chart of accounts and portal integrations.
Build & configure
We configure the system, migrate your property, tenant and lease data, and connect your website and payment flows.
Train & go live
Property managers, leasing agents and accountants get hands-on training, then we switch over with live support.
Optimize & grow
After go-live we refine automations, add reporting, and extend the system as your portfolio grows.
Why Real Estate Companies Choose Us
We learn the portfolio first
Owner splits, trust rules and entity structure get mapped before anything is configured. The build follows your operation, not a template.
Built and still supported
A Canadian property and strata firm runs eight-plus legal entities on a system we built, close to four hundred logged pieces of work in owner accounting, consolidation and recurring billing.
One workflow at a time
Nobody switches overnight. We move one workflow, prove it in production, then move the next.

Integrating the Systems You Already Run
Most property teams are not short of software. They are short of software that agrees.
MLS and IDX Integration
ListingsA real estate CRM with MLS integration keeps listings on one record, whether the board exposes an API, an IDX feed or a RETS pull.
Listings flow from the MLS to one record, photos and pipeline together.
Owner, Tenant and Web Portals
PortalsIf a web portal has an API we can connect it: owner statements, tenant rent and maintenance, applicant viewings, all on the same property record.
Owners, tenants and applicants see live truth without emailing you for it.
Migrating Off a Platform
MigrationOn AppFolio, Buildium, Yardi or MRI? We integrate with all four and migrate from all four, with a verification period before the old system is switched off.
Your history comes out reconciled, not exported and hoped about.
Custom Build Where Nothing Fits
CustomFractional ownership, ground leases, CAM allocation, a commission split only you calculate that way: real estate software development is the honest answer.
The calculation only your business does becomes a field, not a spreadsheet.
Trust, Escrow and Fund Accounting
AccountingWe set up trust and escrow accounting in the system: a ledger per owner or tenant, deposit liability tracked, and a reconciliation that ties bank, book and liability.
Trust money is tracked on its own ledgers, ready for your accountant’s review.
CAM and Lease Accounting
CommercialFor commercial and investor portfolios we set up CAM reconciliations, ASC 842 lease schedules, several legal entities with consolidated reporting, and owner and investor reports from the same ledger.
Year-end CAM reconciliations come from the books, not a side spreadsheet.
Running a tool not listed here? If it has an API, we can usually connect it to the same records.
Which system fits your portfolio
A specialist property platform and an ERP solve different problems. This is how we usually read the choice in a free demo; your own answer depends on your leases, entities and reporting.
| Your portfolio | Often fits | What we do |
|---|---|---|
| Residential portfolio, and property management is the whole business | A property platform such as AppFolio or Buildium | Connect it to your ledger and owner reporting, or migrate off it when you outgrow it |
| Large or commercial portfolio with complex leases | Yardi or MRI | Integrate it with finance, or migrate off it when an ERP fits better |
| Several legal entities, finance leads, and property is one line of business | An ERP: Odoo, NetSuite, Sage Intacct or Microsoft Dynamics | Implement it with lease billing, CAM reconciliations, ASC 842 schedules and owner reporting |
| Property plus other operations, such as construction or self storage | Odoo, with property features set up | One system for both, with each unit’s costs and owner statements in the same ledger |

Got questions? We’ve got answers.
What does a real estate ERP consultant do?
We map how your firm lists, leases, bills and reports today, then set up the system that fits: configuration, data migration from platforms such as AppFolio, Buildium, Yardi or MRI, integrations and training. After go-live we refine the reporting and automations as the portfolio grows.
How much does property management software cost?
Two costs, worth separating. The license, charged per user or per unit. And the implementation: configuration, data migration, integrations and training. The second is where budgets actually move. Published ranges are industry estimates, not a quote. Our scope and price are agreed in writing after a free demo; Odoo’s own license costs are on our Odoo pricing page.
Should we stay on Yardi or AppFolio, or move to an ERP?
It depends on where the strain is. If property management is the whole business and the platform’s reporting works, connecting it to your ledger is often enough. If you run several entities or need CAM reconciliations, ASC 842 lease schedules or consolidated owner and investor reporting, an ERP usually carries that better, with trust and escrow accounting in the same books. We tell you which applies after a free demo.
How do you migrate data when switching property management software?
In stages, with the old system still running. We extract units, leases and history, contacts, open balances, deposits and documents, load them into a test environment, and reconcile against the old system before sign-off. The old system is switched off only after a verification period, once the numbers reconcile.
Can you integrate a real estate CRM with MLS systems?
Yes, and the route depends on what your board exposes. A modern MLS API is cleanest, an IDX feed covers public listing search, and some boards still run RETS. We map the fields to your property records once and keep them in sync, pushing status changes back where the rules allow.
What property management software integrates with QuickBooks?
Most platforms offer some connection, though they differ on whether it runs one way or two. Said plainly: QuickBooks manages the ledger, not the property. Invoices, receipts and journals belong there; lease terms, unit history and owner charges stay in the property system. We build that split deliberately.
